Most properties are suitable for short-term letting, however, each property needs to comply with local regulations and restrictions. Navigating local regulations can be a challenging task, we take care of the legalities to ensure your property complies with Belfast's regulations, from permits to safety standards.
How can I prepare my property for short-term letting?
Firstly, get in contact with us so that we can assess the current condition of your property and we will help with the following:
- Cleaning and organising the property
- Furnishing the property with all the essentials a guest may need to create a welcoming atmosphere and to secure your valuables
- Discussing and establishing a price point for the property that satisfies your needs
- Taking high-quality photographs of the property to use for listing and advertising.
- Establishing clear house rules, prioritising safety measures, and maintaining responsive communication.
Do I need to sign a contract to have my property managed by Welcom-Inn?
There is no need for a long-term contract with us, you can withdraw from our services at any time. However, there is an agreement between you and our company on what services we will provide for you and the customer. Although, there is no official contract tied to our services, we would still ask you to respect the existing bookings made during our management.
What is short-term letting?
Short-term letting means that you are renting out your property for a shorter period of time in order to generate extra income. This method of management gives you the opportunity to earn extra money while having more access to your property.
How does Welcom-Inn set prices for guests staying at my property?
Welcom-Inn uses dynamic pricing tools as well as personally monitoring the trends in Belfast taking in upcoming events & seasons to dictate a price that is suitable and will ensure maximum guest occupancy & profit.
Which booking websites are used to host my property?
We list and advertise properties managed by us on various booking platforms such as Airbnb, Booking.com, HomeAway, Tripadvisor and Vrbo.

We also offer direct booking through our website where guests can contact us directly for a booking.
Do you offer personal check-ins?
Most of our properties have key locker systems installed which means that they do not require personal check-ins. However, upon the request of the guest and in special circumstances, we are more than happy to greet guests personally!
How is the property maintained?
Our properties are cleaned thoroughly after each guest booking which allows us to assess the properties' current condition.
What happens if there is damage done to the property?
Prior to renting out the property, we will ensure that all guests are screened for any previous antisocial and problematic behaviour that could indicate that they will be neglectful to the property. However, in the rare case that for any reason there has been damage done to the property by guests we will dispute this with them and cover the costs associated with the damage through the guest deposit which is collected before they have access to the property.

How can I book a stay at a Welcom-Inn property?
To book a stay at one of our properties you can use any of the following booking platforms Airbnb, Booking.com and VRBO. If you have any issues with booking through these platforms or you simply would like to book directly please contact us at any of our provided contact methods.
Which payment methods are accepted for bookings?
Most booking platforms accept credit/debit cards to pay for your booking. Please check the site's payment information for details on accepted payment methods and reach out to us if there are any issues.
Is it possible to request special arrangements or additional services to be provided for my stay?
Some of our properties allow special requests to be made and we would be happy to provide them if possible. Look for the additional request option during the booking process or contact us directly to inquire about specific arrangements.
How do I modify or cancel my reservation?
Using your chosen booking platform login to your associated account, go to your bookings, and follow the provided options to modify or cancel your reservation based on the property's policies. Alternatively, you can contact us directly and we will talk you through the process.
How can I leave a review for a property after my booking?
You can leave a review of your experience through your account on your chosen booking platform. Look for the 'Write a Review' option in your booking history.
