Listing Your Property

Most properties are suitable for short-term letting, but each one needs to comply with local regulations. We guide you through the local requirements — assisting with Tourism NI certification and safety compliance standards — to help get your property ready to list.

Get in touch with us first so we can assess the current condition of your property. From there, we assist with:

  • Furnishing with all the essentials guests expect

  • Establishing clear house rules and safety measures

No. There is no long-term contract required to work with us. You are free to withdraw from our services at any time. We do ask that you honour any bookings already confirmed during our management period, but beyond that there is no obligation to continue.

Our commission starts from just 15% of the booking revenue, depending on the level of service you choose. There are no upfront fees.

We use a combination of local market knowledge, historical data, and dynamic pricing tools to keep your rates competitive. This accounts for Belfast events, seasonal demand, and competitor pricing to maximise both occupancy and revenue throughout the year.

We list and manage your property across Airbnb, Booking.com, and VRBO. We also facilitate direct bookings for guests who contact us directly through our website.

Most of our properties use secure key locker systems, so personal check-ins are not usually required. That said, if a guest requests it or special circumstances arise, we are happy to arrange a personal greeting.

You receive a detailed financial report and your payout directly to your bank account by the 5th of every month, covering the previous month's bookings.

Yes — it's your property. Simply let us know your preferred dates and we will block them out in the calendar, provided they are not already reserved by a guest.

We screen all guests in accordance with platform policies before confirming bookings. In the rare event that damage does occur, we handle the dispute process on your behalf through the relevant platform's resolution centre, pursuing any applicable damage claims or security deposits.

Booking a Stay

You can book through Airbnb, Booking.com, or VRBO. If you'd prefer to book directly or have any questions before reserving, contact us and we'll be happy to help.

Payment is handled directly by the booking platform you use. Most platforms accept major credit and debit cards. Check your chosen platform's payment details, or contact us if you run into any issues.

We are happy to accommodate reasonable requests where possible. Use the additional requests field during the booking process on your chosen platform, or contact us directly before you book to discuss any specific requirements.

Log in to your account on the platform you booked through, go to your bookings, and follow the options to modify or cancel based on the property's policy. If you need assistance, contact us directly and we will walk you through it.
